2011 Summit County Real Estate Market In Review
HOME SALES were up in Summit County by 22% and the average sold price was down 11%. Below are the results by area:
- Breckenridge: sales up 32%, average price down 12%
- Dillon: sales up 21%, average price down 14%
- Frisco: sales up 38%, average price down 19%
- Silverthorne: sales were the same as in 2010, average price down 18%
CONDO SALES were up in Summit County by 15% and the average sold price was down 5%. Below are the results by area:
- Breckenridge: sales up 38%, average price increased 12%
- Dillon: sales up 27%, average price increased 4%
- Copper Mountain: sales were flat, average price down 13%
- Frisco: sales increased by 5 units and average price was flat compared to 2010
- Keystone: sales were down 12%, average price down 8%
VACANT LAND SALES were up down in Summit County by 6% and the average sold price was down 10%. Below are the results by area:
- South End of Summit County had 57 sales in 2011 compared with 57 in 2010 and an average sold price decrease of 11%
- North End of Summit County had an 18% drop in sales and the average price dropped 7.6%
Keystone resort, Breckenridge, Frisco, Dillon and Silverthorne are all high on the list of summer and winter weekend destinations for residents of Denver and the rest of the Front Range. But some people avoid Summit County on the weekends because of the frequent traffic jams on Interstate 70 heading up to the Eisenhower Tunnel. These jams continue off and on the entire length of the Interstate 70 corridor through Georgetown and Idaho Springs.
The solution? Owning a second home in the mountains where one can spend the nights without hassling with a hotel room. Get up a bit early Monday morning, shower and head over the hill to work.

Hunting Condo in Keystone CO Real Estate
Most people think of Keystone Colorado real estate as home base for Summit County’s world-class skiing and riding, mountain biking, golf, and fly-fishing. Eagle River Valley units are bordered by the Colorado River, the Gore Range, the Red Table Mountains, and the continental Divide. Beginning at 6,000 feet with sagebrush and pinon to 14,000 feet, the weather can vary tremendously, especially in the high country. (GMU 35, 36, 44, 45)
Middle Park is surrounded by the Continental Divide and the Gore Range Divide and includes lots of steep terrain with rapidly changing weather. The lower elevations are private lands and the remaining two-thirds public. Horses and pack animals are recommended for remote tracts and for Wilderness Areas. This section is an easy getaway for hunters from the Denver area and can be overhunted. (GMU 18, 27, 28, 37, 181, 371)
For the big game hunt, consider hiring an outfitter to help improve the chances of success. Depending on the goals of the hunter, outfitters direct the parties to different spots. Hunters wanting a 4-point or better bull elk will hunt different territory than those seeking a cow elk for a freezer full of meat.
